Blackrock House
with Full Size Basement.
Howard Building Contractors (HBC) completed this Blackrock residence in September 2016 after a 12 month build programme. This included the excavation for a full size basement under the footprint of the house that would later be divided into a bedroom, a living room and a plant room for all the mechanical equipment in the house. What is visible above ground looks fantastic but what is hidden below ground is what is most impressive.
The house itself, designed by Cantrell Crowley Architects is a stunning design with brilliant detailing that has been executed perfectly by Howard Building.
With a bedroom, living area, a plant room and a lightwell spanning the length of the house to the front it is a wonderful addition to this beautiful house. This house is a showcase to the tremendous work that was delivered by the Howard Building Team.
The owners and directors of the company, Michael and James Howard along with a truly excellent team of people within the company have made a commitment of delivering exceptionally high quality work.
This project with its confined site in a build-up area like Blackrock with a full size basement, presented the company Howards with a bigger challenge than normal. With boundaries withing 1 meter of the basement excavation there was a sizable engineering challenge to ensure the project was delivered safely and all neighbouring properties were protected during the works.
This involved temporary sheet piling being installed initially which was supported with hydraulic bracing and strutting as the excavation continued. The excavation reached a depth of 3.7 meters below ground and from here the basement was set-out and constructed from insitu reinforced concrete.
